It is difficult to express my feelings knowing we have lost Dan. However, it is comforting to know he loved the Lord and is now at home with his Mom and Dad, who loved him greatly. There are many reasons I admired Dan. Of course he was a great businessman and participated in many community activities; however, above all, Dan loved his family and I am certain, they all knew it.

Dan loved the Christmas season and I am grateful he enjoyed the time with his family and friends before God called him home. My prayer is that Kat and the children will find comfort in the love surrounding them at this sad time. With my deepest sympathy.

Moving - the "not so fun" part of Buying or Selling a Home

My wife and I just sold and purchased a home.

I was surprised at how easy it was to do a change of address for my driver's license through the South Carolina Department of Motor Vehicles (SCDMV).

If you are having to go through that process, here is the link to get you started: https://www.scdmvonline.com/DMVpublic/trans/AddrChange.aspx

The good news is, the once painful process of going through a "change of address" is much easier now with most creditors being online - including the United States Postal Service (USPS)! Go to http://www.usps.com, select Manage Your Mail, then Change Your Address... It's that easy!

When you go through the process of changing your address with the Postal Service, you are registered at MyMove.com. This is a great site offers tips and advice for moving as well as local deals.

Good Luck with your Move!

Radon Gas IS Something You Should be Concerned About in Upstate South Carolina

Radon Gas IS Something You Should be Aware of...

You cannot get rid of Radon; there is no such thing as zero radon gas. It is here to stay. Radon is a carcinogenic gas that is hazardous to inhale. Build-up of radon in homes is a health concern and many lung cancer cases are attributed to radon exposure each year. About 12% of lung cancers and more than 20,000 Americans die of radon-related lung cancer each year. The Surgeon General of the United States has issued a Health Advisory warning Americans about the health risk from exposure to radon in indoor air. Dr. Carmona, the Nation's Chief Physician urged Americans to test their homes to find out how much radon they might be breathing. He also stressed the need to remedy the problem as soon as possible.

You cannot see, smell, or taste radon. But it still may be a problem in your home. When you breathe air containing radon, you increase your risk of getting lung cancer. In fact, the Surgeon General of the United States has warned that radon is the second leading cause of lung cancer in the United States today. If you smoke and your home has high radon levels, your risk of lung cancer is especially high.

Testing is the only way to find out your home's radon levels. EPA and the Surgeon General recommend testing all homes below the third floor for radon. If you find that you have high radon levels, there are ways to fix a radon problem. Even very high levels can be reduced to acceptable levels. Radon has been found in homes all over the United States. It comes from the natural breakdown of uranium in soil, rock and water and gets into the air you breathe. Radon typically moves up through the ground to the air above and into your home through cracks and other holes in the foundation. Radon can also enter your home through well water. Your home can trap radon inside.

Any home can have a radon problem. This means new and old homes, well-sealed and drafty homes, and homes with or without basements. In fact, you and your family are most likely to get your greatest radiation exposure at home. That is where you spend most of your time. Nearly 1 out of every 15 homes in the United States is estimated to have an elevated radon level. Elevated levels of radon gas have been found in homes in your state.

High Levels of Radon Gas

I have been a licensed home inspector (RBI-1412) since 2003. I always recommend that my clients have a radon test performed at the time of a home inspection. While I will not specifically name Greenville County neighborhoods in this article, I can tell you that there are several well-established neighborhoods in the Greenville, Greer, and Simpsonville areas that are prone to elevated levels of radon gas. Having said that, I have yet to see a home NOT be successully remediated. I have seen costs to remediate a typical home of radon gas be anywhere from $1,200 - $3,500; I am not in the radon gas remediation business. However, I am in the business of educating home buyers, sellers, and owners to the very real danger of long term exposure to elevated levels of radon gas.

Don't run!

Don't run for the hills yet. Awareness is half the battle. Get your home tested. If a short-term test reveals there are elevated levels of radon, you may want to re-test to be sure. If the radon test reveals levels at or above 4 pCi/L, you will want to get your home remediated Consult with your knowledgeable Del-co agent. They can refer you to a radon gas mitigation specialist. Hey... do you move out of your home when the roof leaks?... of course not! You get the roof repaired or replaced. A radon mitigation specialist can help if you have elevated levels of radon gas.

Just a couple of months ago, I inspected a home in the Greer area that had radon levels that averaged 18 pCi/L (picocuries per liter). Safe levels are below 4 pCi/L. Immediately after a radon mitigation system was installed (for about $1,700), the home tested at just over 1.4 pCi/L. This is well within safe radon levels - in fact on par with the levels you would see in the outdoors!

Preparing Your Lawn for Cold Weather

We just received the last lawn care treatment of the year from our TruGreen® lawn care specialists this past weekend. Much of the focus was feeding the lawn (our lawn is Fescue) and preparing it for the upcoming winter months. In the Upstate area of South Carolina, we are usually fighting warm and cold days through October and in to November. The hard winter months, tend to dig in from December through February with March becoming a transitional periof from Winter to Spring.

Winter can be a stressful time for your lawn and landscape. Low temperatures, ice and snow cover and the incorrect cultural practices can impact their ability to quickly recover when spring arrives. While we can’t control Mother Nature, there are things you can do to help your lawn through these cold months..

Remove leaves from the grass before they become matted down to prevent your lawn from being smothered. If not removed, a matted covering of leaves will limit the light, moisture and air your turf receives, negatively impacting its ability to survive. This is especially important in areas that get snow.

Avoid walking on your grass when areas are frozen or a heavy frost is present. This can cause damage, which may result in an unsightly appearance in the spring.

Apply a layer of mulch around your trees and shrubs. Mulch acts as a form of insulation during the winter months. Pay special attention to any plants that are located in windy areas as these are especially prone to drying out.

During cold months, trees and woody ornamentals benefit from the application of Dormant Oils. These are used to eliminate mites, aphids and scale before they damage new growth in the spring.

Your lawn and landscape may need to be watered periodically through-out the winter months. Winter winds and lack of moisture can cause the lawn to dry out and decline. Warm season lawns (Bermuda, Zoysia, St. Augustine and Centipede), may not need additional moisture since they are dormant and require only small amounts of water to survive during the colder months.

Everyone pours their time into beautifying their lawns in the spring months. A little extra time and attention to your lawn before the cold weather sets in will pay huge dividends in a quick, vibrant recovery for your lawn in Spring.

How to Keep Your Lawn Looking Good When Selling Your Home

How To Keep Your Lawn Looking Good During Drought Conditions

Whether you are trying to make your home stand out from the crowd when selling or you simply want to win the "Yard of the Month" award, these tips for caring for your lwan during a drought are invaluable.

Del-co Realty Group would like to thank our friends at TruGreen for the great tips!

Our summer's high temperatures have affected landscapes and lawns across the region. Grass is growing at a slower rate and damage caused by drought stress and crabgrass has become more visible. As fall approaches, proper watering and mowing can help strengthen your turf and reduce the effects of drought stress this fall.

Your lawn will benefit most when it is given 1.5 to 2 inches of water weekly. Watering in the morning hours encourages deep rooting and is better for your lawn than frequent, light sprinkling in the evening hours. (Be sure to follow local water restrictions).

You can use a rain gauge or tuna can to determine the amount of water being applied to the lawn.

Continue to mow regularly while the turf is still actively growing and only remove the top 1/3 of the grass blade. Cutting too much of the grass blade off at one time can put stress on the grass plant.

Drought Stress

Please pay sttention to the following stress warning to help reduce the chance of your lawn receiving severe injury.

If the color of your lawn turns blue-gray in appearance, it's likely stressed from the lack of moisture in the soil.

Grass blades will naturally curl and fold when under stress. This wilt can quickly be corrected with supplying water to the plant, approximately 0.75-1.0 inches.

Watch for random patches or wilted/brown turf which may indicate drought stress, disease or insect damage.

Crabgrass

The summer heat and dry conditions created an abnormal increase in the amount of crabgrass found in local lawns. Once crabgrass has established in your lawn, it is more difficult for to control. However, through TruGreen's continuous program, and as the weather changes, crabgrass will die off and your lawn will recover.

Sincerely,

Your TruGreen Team
